AdvaRisk unveils India’s first AI tool for property ownership checks

AdvaRisk, Mortgage Lending, FinTech, India, Property Ownership VerificationAdvaRisk, a FinTech platform backed by ICICI Bank and NABARD, has announced the launch of Instant Ownership Check (IOC), India’s first AI-based tool that enables real-time property ownership and valuation verification for financial institutions. The platform aims to streamline ownership checks, bolster credit due diligence, and enhance collateral monitoring practices in the lending ecosystem.

The IOC platform provides instant access to verified property ownership records, the most recent transaction history, and comparable property values—all through a single API with nationwide coverage. By drawing on property registration data across India, it eliminates the need for manual, state-specific searches at Sub-Registrar Offices.

Currently operational in 14 states, IOC reduces the turnaround time for ownership verification from several days to just a few seconds. The platform utilises registered property data to retrieve ownership transactions and nearby property values instantly. Four financial institutions, including two private sector banks and a housing finance company, have already adopted the tool.

“With this launch, we’re helping financial institutions move toward smarter, faster, and more reliable credit decisions. Ownership verification is a critical step in secured lending. Errors here can lead to fraud, litigation, and significant losses. Our AI-powered IOC tool ensures lenders can instantly validate the legitimacy of collateral presented for loans,” said Vishal Sharma, Co-founder & CEO of AdvaRisk.

The IOC platform currently covers properties in Telangana, Andhra Pradesh, Delhi, Gujarat, Maharashtra, Bihar, Uttar Pradesh, Uttarakhand, Chandigarh, Kerala, West Bengal, Madhya Pradesh, Karnataka, and Tamil Nadu.

As per the Reserve Bank of India, banks reported 18,461 fraud cases worth ₹21,367 crore in the first half of FY25. While data on collateral-specific frauds is limited, the RBI has emphasised the need for stronger monitoring and better collaboration with enforcement agencies.

Beyond IOC, AdvaRisk offers a suite of tools for real-time collateral tracking, encumbrance monitoring, and fraud detection related to mortgaged assets. The company maintains a digitised property database of over 550 million records and actively manages a portfolio of 45 million properties for over 50 financial institutions, including major banks, NBFCs, and HFCs.
